Terms & Conditions

Rates
All rates are quoted in New Zealand Dollars on a per night basis and include 15% GST. 

Please note:
A surcharge of $50 will apply for single night bookings between 1st November to 31st March. Exceptions will apply if the only availability is a single night between confirmed reservations.

Reservation Policy
A 3.3% payment processing fee is charged on all credit card payments, other payment option is paying by direct credit to bank account day before arrival, let us know your preference and we can email you an invoice.
All reservations require a current, valid Credit Card for authorisation, we reserve the right to pre-authorise or do the necessary checks on the Card given.
Acknowledgement of all terms and conditions becomes unconditional upon payment and booking. 
Only adults aged over 18 years old can make a reservation

Arrival and Departure Times
The cottages are only available for check-in from 3 pm on the day of arrival, unless by prior by arrangement, otherwise early check in is not permitted.
All guests are required to check-in by 6 pm. Please contact us if you are to arrive after 6 pm and after hour arrangements can be made.
Check-out must be by 10 am on the day of departure. Late check-out may be arranged with management, and will only be accepted if bookings allow.
A charge of $50 per hour will be incurred for late check-out, this will be charged until cottage is vacated.

Cancellations

Free Cancellations until 21 days prior to scheduled arrival date.
Any cancellation after this period will incur a charge of 100% of the total booking.
A “no show” will be charged 100% or total cost of booking.
All cancellations are the responsibility of the booker, cancellations must occur via the channel you have originally booked, ie if you book through an online booking channel, you must cancel your booking through the retailer.
Changes to the reservation term may result in changes to the quoted rate/s and may constitute a late cancellation and the associated charges.

Child Policy
Child rates apply to children from 2-13 years
Infants under 1 year free
Adult rates apply from 13 years +

Damages/Theft
Damage to cottage property should be reported immediately. Any extra cleaning, repairs or replacements required to restore our rooms or property to its normal condition will be charged, this includes damage caused by hair dyes and spray tans. A charge for any resulting loss of income may also be applicable. Theft of motel property will also be charged. A valid credit card must be given upon check in for this purpose.

Kahu Cottage Spa Pool
No food or alcohol is allowed in or near the spa pool. Dehydration and overheating are very real possibilities given the temperature and consuming alcohol, while in this condition, significantly increases the chance of fainting or falling, with significant potential for injury. 
There is also potential for food/liquid to enter the pool water which would entail draining the spa, replacement of all filters, a deep clean of the spa shell, replenishing water care products and water refill, therefore putting the spa out of use for 3 days. 
If any of the above conditions are not met and damage occurs, there will be a charge of at least $500 to cover costs and refund any future guests who would therefore be deprived of use.

Smoking
We have a strict no smoking policy for all of our cottages. There are no exceptions and an in room smoking charge of $250 will apply.

Visitors
Guests may have visitors, permitted at the discretion of management, but we do not allow large, noisy gatherings or parties in our rooms. Visitors must leave the premises by 10 pm

​

Pets
Dogs are welcome at Mohua Park, strictly outside only, no dog may enter any of our cottages at any time for any reason.
Dogs must be on a leash at all times, they can be taken on the bush walks, but owners are fully responsible for their dogs behaviour and owners must pick up dog poop. 
We have the right to charge an additional fee of $250 if we find your dog has been allowed to enter the cottage. We will ask for a copy of your credit card on arrival for this purpose.

By proceeding with your reservation and staying with us, you acknowledge that you have read, understood, and accepted the following Risk Disclosure Statement. Your safety and well-being are important to us, and we have implemented measures to minimize risks, but some inherent hazards remain in any travel and accommodation experience. 

General Risks:

  • Property Risks:

Accidents and unforeseen incidents may occur, such as slips, falls, property damage, or equipment malfunctions. We encourage guests to exercise caution and follow all posted safety guidelines. When walking on our private tracks, and whilst on our property, please do be aware of the safety risks and care is always advised. These may include, but are not limited to:

  • Watch for vehicles on driveways and keep left when walking or driving.

  • Beware of falling trees or branches, especially in wind; avoid forests during storms and steer clear of dead trees.

  • Wear sturdy shoes to prevent slipping, particularly on rocky or wet ground, slopes, or steps.

  • For walks in the Catlins which are over an hour, bring extra clothing, food, water, plan your route, inform someone of your plans, and carry a personal first aid kit.

  • Natural Disasters & Weather Conditions:

Natural events like earthquakes, storms, or floods may occur. While the property is designed to withstand such events, some risks remain. We recommend familiarizing yourself with evacuation procedures which are in our compendiums in the cottages.

  • Personal Injury:

Guests are responsible for their own safety and belongings. We are not liable for injuries or losses resulting from guest negligence or failure to follow posted instructions. 

Specific Risks

Kahu Cottage only Spa:

Spa guests should watch for slippery surfaces and deep water. Dehydration and overheating can occur, and alcohol use increases the risk of fainting or injury; therefore, alcohol is not allowed in the spa.

  • Fire Safety:

Guests should familiarize themselves with fire safety procedures, including the location of fire extinguishers and evacuation meeting point. Smoking is not permitted indoors. 

  • Vehicles:

Guests should be aware of the risks associated with parking and vehicle movement on the property, including the potential for collisions or falls. 

Our Commitment:

We are committed to providing a safe and enjoyable experience for all our guests. We have implemented comprehensive health and safety protocols and procedures, and our staff is trained to respond to emergencies. However, we cannot be held liable for any injuries or losses resulting from the inherent risks of travel and accommodation, or from guest negligence or failure to follow safety guidelines.
